There are many considerations to take and you should start as early as possible so that you will be able to find a space that will fit all your needs. - Choose a location that has a lot of foot traffic – location will not be a problem if you are doing a remote type of work and will not need to face clients or customers. But if you are selling a product or offering a service, it’s necessary to find a space that will have a lot of foot traffic, otherwise, no one will come into the office space. It’s important to not just look for space with foot traffic but to make sure that the type of people who pass through there are actually people that are in your target demographic.
- Find a space that is accessible to everyone – while foot traffic is important, make sure that it is accessible, not just to those who have their own transportation, but even to those who use mass transportation. Check to see how far the location is from a bus stop or a train station so that it will not be an inconvenience to go to your office.
- It must be within your budget – you need to make sure that you are actually able to pay for that location, so you need to set aside a feasible budget. This will take some computation especially if you are just starting and have not turned a profit yet. Ensure that you have set aside enough money so that you will not encounter any problem with the landlord.
- List down all the features that you will need – make sure to have a list of what exactly you want with your office space. Be specific with the floor area you will need, the budget you can work with. Will you want a space that has elevators, etc? What about the maintenance of the place? Make sure to go on an ocular visit and don’t just rely on pictures as they can be deceiving.
- Work with a broker – you can also choose to work with a broker as they already have a list of properties that they can offer to you. Just give them your preferences and criteria so they can check with the listings they have. It might cost more than just doing the property search yourself, but it might be a wise move especially if you have no time. Brokers can also negotiate and might be able to get you an even better deal than what is advertised.
